GHOULS GATHERING FESTIVAL

Ghouls Gathering is a small festival to celebrate Halloween. It is only open on the last two weekends of October.  There is a FRAIDY CAT area for kids and adults to play Halloween games, a small set of vendor booths, and the Haunted Maze only for Non-FRAIDY CATS, age 14 and over. Enjoy food, games, prizes, photos, and vendors at this unique event!


WITCHES AND WINE AT SHAWNEE BLUFF WINERY

What You Need to Know About Financing a Second Home


If you are thinking about buying a vacation home at the Lake of the Ozarks, one of the best options can be to secure financing for it. In fact, when financing the purchase of a vacation home 45% of buyers and 47% of investor’s financed less than 70% of their purchase (according to a study by the National Association of REALTORS® Research Department). If you are considering buying a second home at the Lake of the Ozarks, here are a few reasons you should consider getting a mortgage on it.


What Financing Options Are Available?

There are two paths to take when financing a vacation home. A popular option is to take out a conventional mortgage loan on the new property. Another option is to take out a home equity loan or home equity line of credit (HELOC) on an existing property. Here are a few highlights about each home loan type:

Conventional Loans for a Vacation Home

You can apply for this type of loan with Team Lasson, and the process will be similar to paying a mortgage for a primary residence. You will need to put down an initial down payment, and then a payment plan will be initiated over a span of 10-30 years. These loans can also come with either a fixed or adjustable interest rate.

What is the biggest difference between a conventional loan for a second home and the mortgage for your primary residence? A second home loan will generally require a larger down payment (often between 10-25%). Another difference is that if you plan to use this home as an investment property and not a personal vacation home, you will need to look into investment property financing instead, which can carry a slightly higher rate and down payment.

HELOC

A home equity to finance your vacation home is the second option, with a few ways to accomplish your goal. The most popular is the HELOC, which is a line of credit that is backed by the equity you have in your home. This will count as a separate loan but usually offer variable interest rates.

If your home’s value is on the rise, you could also consider refinancing your existing mortgage into a bigger loan. Then you can spend the difference on your second property.

Vacation Home Down Payment

While there are some options for zero-down payment loans, the chances of securing them for a second home is rare. When considering that you will have to make a down payment, it is important to find ways to keep it in budget with the best terms for your situation. The National Association of REALTORS® showed that around one-fifth of buyers use equity from their main residence to finance the down payment on their second home. End of Summer Events at the Lake of the Ozarks

While summer may be coming to an end, the fun at the Lake of the Ozarks continues! There's constantly something to do at the Lake, from concerts to festivals, all year round. Keep reading for a snapshot of some of the upcoming Lake events from your favorite Lake of the Ozarks mortgage lender.

30th Annual Lake of the Ozarks Shootout - August 18-26 


The Lake of the Ozarks Shootout, held at Captain Ron's Bar & Grill and the 33 MM - 34.5 MM, will bring top powerboat racers and offshore racing power boats from across the country, topping 200 MPH. This is the largest unsanctioned boat race in the Midwest with over 100 racers and 100,000 spectators. Proceeds will benefit the Lake Area Rescue Teams and other local charitable organizations. Before the races on Saturday and Sunday, enjoy an entire week of festivities! There will be a Mini Shootout, Treasure Hunt, Strip Street Party, Vendor Villages, Live & Silent Auctions, Poker Runs, Live Entertainment and much more! Supercat Fest with the Dave Baker Band - August 24-25


Supercat Fest is a gathering of the fastest, most exotic offshore marine hardware in the world! Head over to the Horny Toad Entertainment Complex at Camden on the Lake for this incredible event, and be in the middle of all the action as Dave Baker Band takes the stage from 8 pm to 1 am each night!

A Contagious Labor Day Weekend - August 31 - September 2 


Hop on over to the Horny Toad Entertainment Complex at Camden on the Lake for a Contagious Labor Day Weekend! Contagious keeps the party going Friday, Saturday and Sunday from 8 pm to 1 am each night.

A Berry Filled Labor Day Weekend - September 1 


Float on over to The Boathouse on Highway W (W-20), or the 3 MM by water, for an awesome i-Berry experience! Saturday from 8 pm to midnight, the i-Berry's will show you a great time with their Celtic Irish Band. They are one of the most energetic and talented groups of local musicians you will ever see.

Aaron Lewis Live in Concert - September 1


Ozarks Amphitheater is excited to welcome back Aaron Lewis. Doors open at 6 pm, and the concert starts at 7 pm. The Ozarks Amphitheater was recently voted #5 of the Best Live Music Venues in Missouri. This beautiful outdoor venue is nestled in the heart of the Lake of the Ozarks. Labor Day Couples Golf Tournament - September 2-3


Old Kinderhook will be hosting a couples golf tournament Labor Day Weekend, September 2-3. The entry fee is $400 per couple and includes: 4 tournament rounds (2 per player), on-course events, tee gifts, dinner and dance, Sunday night discounted rounds, and discounted lodging rates. Hot Summer Nights - September 7 


Hot Summer Nights is back on September 7th from 6-11 pm. This is a classic vehicle cruise and family night on the Bagnell Dam Strip in Lake Ozark. Admission and participation is free, and the event will go on rain or shine. All makes and models of cars, trucks and motorcycles will line the Strip and cruise around. This kid-friendly event offers games, activities, live entertainment and more!

Bellamy Brothers Live in Concert - September 7 


The Bellamy Brothers join us at the Lake of the Ozarks at Shawnee Bluff Vineyard on September 7th. Doors open at 5 pm, and music on the Patio by Makenna & Brock will get the party started. The opener will take the stage at 7 pm, and the Bellamy Brothers take the stage at 8 pm. Food vendors include Tilly's California Burritos and Taco Truck, Hart's Smoked BBQ & More Truck, and a Kettle Corn provider will be there starting at 5 pm. This is a show for all ages. 31st Annual Reel Help for Kids Charity Bass Tournament - September 7-8


On September 7th & 8th, IUOE Local 148 will host its 31st Annual Charity Bass Tournament at Public Beach Area #2 at Lake of the Ozarks. Since its inception at Sterett Creek on Truman Lake in 1989, this "one of a kind" tournament has raised over $1.8 million dollars for Cystic Fibrosis, Leuukemia & Lymphoma Society, Cardinal Glennon and now Ronald McDonald House Charities of St. Louis. The tournament is designed to give the everyday non-tournament fishermen the opportunity to have a fun day of fishing along with helping out a good cause. Westlake Street Machine Fall Follies Car Show - September 8 


The Laurie Sunrise Beach Rotary Club will be hosting their annual Car Show at the Laurie Fairgrounds on September 8, 2018. The car show will include a parade through Laurie, vendor tents, 50's & 60's music, beer garden, engine blow and a fireworks show that evening in the Laurie Park to conclude the event. Lil' Boat & Pontoon Shootout Poker Run - September 8 


Presented by Deck and Pontoon Boat Magazine and Border X'Pressions, this poker run will start at 9 am at Captain Ron's in Sunrise Beach on September 8. After a day full of fun, winners will be announced at 6 pm back at Captain Ron's. Christmas at the Lake of the Ozarks

The Lake of the Ozarks is a spectacular destination, not just during the summer time, but all year round. From delicious feasts to holiday lights, Christmas time at the Lake of the Ozarks is a magical experience. In today's blog, your Lake of the Ozarks mortgage lender presents a list of Christmas activities for you to take part in this season.

While the holiday light displays have been available for viewing all month long, they won't be around much longer! Here's a list of places to check out amazing displays of holiday lights:
  • Enchanted Village of Lights - Laurie Fairgrounds - Open nightly from 5-9 pm (10 on weekends) through January 1
  • St. Patrick's Festival of Lights - Shrine of St. Patrick / Mother's Shrine - Open from 5-10 pm daily through December 31 
  • Versailles Unity Circle of Lights - Versailles City Park - Open from dark until midnight through January 1
  • Osage Beach Holiday Lights in the Park - Osage Beach City Park & Osage Beach Pkwy - Open Wednesday through Sunday evenings through December 31

As of January 1st, these light displays will be taken down until next year, so be sure to check them out now!

Christmas Village at Old Kinderhook 


The last weekend for the Christmas Village at Old Kinderhook is December 22-24. The Ice at Old Kinderhook will feature fun activities and much more! Horse drawn carriage rides, gingerbread house decorating, tree lighting and trimming, Santa & Mrs. Claus, Elf Storytelling, S'mores around the fire pit, fun games for the entire family, great food and great company all await you at The Ice at Old Kidnerhook this holiday season. Christmas Eve & Christmas Day at J. Bruner's

Head over to the Black Bear Lodge Restaurant at Tan-Tar-A for their famous Christmas buffet. The restaurant will be open from 11 am to 4 pm on Monday, December 25. Reservations are required. Please call 573-348-8619.
