Closing Costs Explained

If you have decided to purchase a new home at Lake of the Ozarks, the final step in the process is the closing. During this process, you will meet with everyone involved in the transaction, sign all the papers, and receive the keys to your new home. When you get a mortgage, you will also need to pay fees charged by lenders and third parties related to the purchase of the home. Keep reading to learn more about closing costs from your Lake of the Ozarks mortgage lender.

Understanding Closing Costs

Fees paid at the closing of a real estate transaction are called closing costs. Many home buyers don't realize how much money they will need to contribute upfront when purchasing a home. As you work with a mortgage professional at the Lake of the Ozarks to determine a budget for your home purchase, you will want to make sure to consider closing costs. When shopping for homes, you will want to mentally add in several thousand dollars to cover those costs and help you determine if that property is affordable for you. Generally, your closing costs will be anywhere from 3-5% of the loan amount.

What are Closing Costs?

There are a lot of applicable fees that go into the "closing costs." Below is a breakdown of what the closing costs typically include:
  • Loan Origination Fees - charged by the lender to pay for the evaluation & preparation of your home loan at the Lake of the Ozarks.
  • Discount Points - prepaid finance charges to "pay down" the interest rate, if you plan to stay in your home at least 5 years, these points will benefit you by saving money on interest in the long-run.
  • Credit Report Check - covers the fee for pulling your credit.
  • Inspection Fees - covers the cost to have the home inspected.
  • Appraisal Fees - covers the home appraisal, which determines the market value of the home.
  • Homeowner's Insurance - home insurance is usually mandatory and has to be in place prior to the closing.
  • Private Mortgage Insurance - depending on how much down payment you provide, you may be required to purchase PMI. The premiums are usually setup to be paid annually through an escrow account or can be paid in full at closing.
  • Attorney Fees - sometimes a buyer will want an attorney to represent them, and those fees are typically based on the cost of the home and how complicated the sale becomes.
  • Taxes - The seller will typically provide a credit to the buyer at closing for the real estate taxes for the portion of the year that they owned the property up to the closing date, then the buyer will be responsible for the full tax bill when due. If you are escrowing, your lender will require a certain number of months in the escrow account at closing based on when you close and when the taxes are due.
  • Daily Rate of Interest - this fee covers the loan interest from the closing date through the end of the first month and is paid to your lender.
  • Document Preparation & Title Fees - these are paid to the title company, and include the title search and title insurance. A recording fee is also charged by the title company to cover the cost of recording the transfer of the title at the county clerk's office.
  • Survey Costs - covers the cost of a survey on the property, which makes certain that there are no new structures added to the property since the last survey and that the property meets legal codes.

5 Ways to Save For a Down Payment

Saving for your first home can be a challenge. Not only do you need enough money for a decent down payment, but you will want to have a sizable amount in your savings account for emergencies as well. Today's blog from your Lake of the Ozarks mortgage lender provides some helpful ways to make sure you have enough money when it’s time to get your mortgage.

1. Reduce Your Utility Bills.

While it may not seem like a lot to save a few dollars each month on your utility bills, those numbers add up over time. Make sure you turn off lights when you leave a room, and do not leave the water running while you are brushing your teeth. Set your thermostat just a few degrees higher during the summer and a few degrees lower in the winter to save on your electric bill. You can also adjust that thermostat while you are gone for the day to save even more. Think about all your bills to see how you might be able to trim those expenses, even just a little.

2. Cut Back on Grocery Expenses.

If you are like most Americans, you walk into the grocery store and make several impulse buys. Something looks great, but then you end up with a cart full of junk food and nothing that really goes together. Plus, if you buy too much perishable food, you could end up throwing stuff away because you cannot eat it all before it goes bad. To cut back on grocery waste and impulse buys, plan your meals before heading to the store. Make a list of what you need to get and try to stick to that list. You will be surprised at how much you can save on groceries just by doing some planning ahead. You also might consider looking for coupons, or planning your meals around the sale ads to save even more!

3. Pay Attention to Unused Subscriptions.

Many people have subscriptions that they do not even use. The charges come out of your account every month without you even thinking about it. Take a look at any monthly subscriptions you may have signed up for and examine which ones you are actually using. Do you have a monthly gym membership, but can't remember the last time you went there? Cancel that membership and get some dumbbells and an exercise ball to do some workouts at home instead. How much are you paying each month for TV service? Do you only watch a few of the hundreds of channels you are paying for? Consider scaling back your package. With the streaming services available today, many people are cancelling their TV service altogether and watching their shows through Hulu and Netflix.

4. Limit the Meals You Eat Out.

One of the biggest expenses that people have, often without even realizing it, is the amount of money spent on eating out. You grab a meal here or there, grab some drinks with friends after work, and those small purchases can really add up as the month goes on. While it may seem easier to avoid cooking and just grab something quick from a restaurant, those habits are cutting into your home buying fund.

5. Decrease Your Gasoline Usage.

The cost of gasoline is another monthly expense that you will want to keep an eye on. To decrease your gasoline usage, try shopping online to cut down on the number of trips you make to the store. If that's not the best option for you, try to group your errands together. Instead of just making a trip here and there when you think about needing something, carve some time out of your day to stop at multiple stores in the same trip. You will also want to pay attention to gas prices. Look for a place on your route with the lowest price. The Gas Buddy app is a great way to compare gas prices at the stations near you. Some grocery stores even have fuel saver programs that help you save on gas when you purchase everyday items at their store.

By taking a closer look at your monthly expenses to see where you can cut back, you will be on your way to saving for a new home in no time! As your mortgage professional at Lake of the Ozarks, I am here to help you throughout the entire Lake of the Ozarks home buying process. If you are ready to get started with the pre-approval process and determine how much you can afford in a new home, give me a call at 573-746-7211 today!

How a Prequalification Letter Can Help the Homebuying Process

If you’re getting ready to buy a home at Lake of the Ozarks, there are a few items that you can take care of ahead of house shopping to get better results. One of which is getting prequalified for a mortgage. Getting a prequalification letter from a mortgage lender at Lake of the Ozarks has numerous benefits that can assist you in the home buying process. In this week’s blog, I’m going to showcase the reasons to get prequalified before house hunting. Read on to learn more!

What is a Prequalification Letter?

A prequalification letter is a document provided by a mortgage lender that states that they are willing to finance a specified amount of money into your purchase.  The lender will typically run your credit and request a few basic income and asset related documents to determine what you can qualify for.

Get an Idea of How Much of a Home you Can Afford

While you’re the only person that can truly decide the amount of home you can safely afford, getting a prequalification letter can help provide you with an idea of what your expense ratios will be, or your “debt to income” would be after the purchase. This can certainly help in your decision-making process when shopping homes.

Being Taken Seriously as a Buyer

Another benefit of having a prequalification letter in hand is it will show sellers that you are serious about buying a home. Having this document could give you additional negotiating power when it comes to signing a deal with your sellers.

Expedite the Loan Process

When you obtain a prequalification letter from a mortgage lender, they will already have a decent idea of your potential for the loan you’re seeking. As long as the documentation you provide during the loan process doesn’t interfere with what’s been reviewed thus far, this can help you get your loan closed faster.

As you can see, there are several reasons to get prequalified for a mortgage at Lake of the Ozarks. The housing market is booming, so the faster you can get a contract signed and the deal closed the better. I would be happy to assist you with your mortgage needs to help you purchase a home at Lake of the Ozarks. So, if you’re looking to buy, let’s talk about

Benefits of Buying a Home vs. Renting

The long-standing question, "Is it better to buy a home or rent one?" We get asked this one quite often. While there is no definitive answer, as it depends on a variety of your situational factors, buying a home at Lake of the Ozarks certainly has its benefits. Team Lasson is here today to provide some insight into the benefits of homeownership that should be considered when deciding whether to buy or rent. Read on to learn more!

Building Equity

When you rent a home, you're essentially helping someone else pay their mortgage. However, when you own your own home, you are building equity. Owning your own home allows you the freedom to do as you please to the property, such as upgrades, remodels, and the like. You'll also be able to retain the value of these changes to the home over the years and even recoup some of the costs should you sell. The economic stability and equity established over the years are great benefits to own a home vs. renting, from a financial standpoint.

Tax Advantages

Homeownership also comes with some tax advantages. While things are ever-changing in the world of tax laws, there are substantial tax advantages to owning a home. Some advantages include deductions for property tax, mortgage interest, points, private mortgage insurance, and sale of the home. Yet another financially beneficial reason to own a home over renting.

Protection from Rising Rent

When you rent, you're always subject to rising rent, year after year. However, in some areas of the country, the cost of your monthly mortgage payment could be less than what you're paying in rent, even after taxes and insurance are added. When you purchase a home, you'll have the opportunity to lock in your interest rate, ensuring that your payment will not be changing through the life of the loan.

Low Fixed-Rate Mortgages

As mentioned above, low fixed-rate mortgages are available to qualified borrowers when they obtain a mortgage loan. Ensuring that you have a fixed rate allows you to have control over your budget and peace of mind knowing that your mortgage payments will not increase year after year.

We hope that you have found your read enjoyable and educational. If you've been on the fence about buying vs. renting, we encourage you to contact your premier mortgage professional at Lake of the Ozarks, Team Lasson. We offer a variety of homebuying programs that can assist first-time homebuyers in obtaining a mortgage, as well as other lower down payment programs for qualified borrowers. So, if you're ready to obtain a mortgage at Lake of the Ozarks, our team is readily available, just give us a call at (573) 746-7211 or visit our website www.yourlakeloan.com. We can't wait to help your dreams of homeownership become a reality!

Tips for Winterizing Your Vacation Home

The time has come again, and as quickly as Summer showed up, it moved on and made way for Fall. The Autumn season has many beautiful things to offer, between fun events, cooler temperatures, and those gorgeous changing leaves. However, it can also provide the opportunity to accomplish a few tasks on your to-do list with your vacation home. Here are a few things you need to remember as the months begin to loom, and how you can protect your vacation home at the Lake of the Ozarks during the off-season.

Wrap Your Pipes

Wrapping pipes under the sink and in a basement, as well as anywhere else around your home can be a huge help. Look for wraps that are made from fiberglass, foam and foil, foam, or rubber to provide proper insulation to your pipes over the Winter. This can conserve energy and save money, but can also protect against any freezing temperatures that we may experience this Winter.

Unplug Appliances

Now is a great time to clean, protect, and shut off the appliances in your vacation home. This will include fridges, washers, dryers, dishwashers, and ACs. If you are not sure how to Winterize your air conditioner, you can either do some research online or hire a company to take care of it for you.

Turn Off the Water

If you want to prevent water leaks and indoor flooding this Winter, you will want to turn off the water at the mainline. This is an important step and one you will not want to forget. It is not hard to turn it back on if you decide to come back to your vacation home during the Winter months.

Drain the Pipes

This is incredibly important when you will not be in your home for a season. You may even want to hire a professional to come to drain your hot water heater, to clear the pipes of water, and to shut off propane or natural gas.

Clean the Gutters

After the leaves have fallen, it is a great time to clean out the gutters and downspouts. You can install downspout guards, screens, snap-in gutter screens, and mesh gutter guards to help prevent water damage from ice dams and puddles on the roof, and around your foundation.

Winterize Outside, Too!

Do not forget to drain all outside hoses, disconnect them, roll them up and store them. Cover all outdoor faucets with foam or hard plastic covers as well. The foam covers keep outdoor faucets from freezing during the colder temperatures, and the hard plastic covers can provide additional protection from the weather and small curious animals.

Outdoor Appliances

You should also disconnect the outdoor appliances, like fountains, bug zappers, and even the satellite dishes. You can secure them with plastic or store them indoors to protect against the cold weather.

Outdoor Furniture

Storing your outdoor furniture, raised garden beds, plant post, grills, tools, and other outdoor items inside is also a great precaution. If you cannot bring them indoors, you can always cover them with plastic and secure them in a wind-free location.

Find An Exterminator

Finally, this is a great time to schedule an exterminator to continue pest inspections and pest control through the Winter.

Time to Make Your List
As we kick off Fall, now is the perfect time to make sure that your vacation home at the Lake is ready to withstand the upcoming months. Some predictions for the Winter are expecting cooler than normal temps, as well as more snow than we usually get. This means that your vacation property may need to be sealed up more than in the past - and you will want to make plans for any watercraft and docks that you have as well.

If you do not have a vacation home at the Lake of the Ozarks, now is the perfect time to start looking. The market has been doing some great things for home buyers, and off-season is commonly accepted as the best time to buy a home. Ready to get started? Team Lasson can help you get started on your mortgage at the Lake of the Ozarks!

Interesting Things to Know About Mortgages

Mortgages are one of the best and easiest ways to get a home. With funds for a down payment, it can be easier than ever to apply and get approved. This can be great news for second home buyers looking to purchase a vacation home at the Lake of the Ozarks, as well as for first-time homebuyers looking to settle down at the Lake of the Ozarks. As you start making plans and considering your next steps for buying a Mid-Missouri home, keep these interesting facts in your back pocket.

The Lowest Mortgage Rate - It was LOW!

In late 2012, the average interest rates for a 30-year fixed, rate mortgage hit 3.31%. The rates for 15-year mortgages were below 3%.

The Highest Mortgage Rate - It Was HIGH!

In late 1981, the average interest rate for a 30-year fixed-rate loan hit 18.45%! If you are not sure how this would affect your mortgage, think about it this way. If you have a $200,000 30-year fixed-rate mortgage (for a $250,000 home), a 3.31% interest rate would be about $877 a month. An interest rate of 18.45% would take the monthly payment to $3,088 - go ahead and pick your jaw up off of the floor.

Paying Additional Funds Each Month Can Shave Years Off of Your Loan

It’s not rocket science, making extra payments can help build equity and reduce your debt faster, but do you know the real effect that it can have? By taking your principal and interest payment for the month and dividing it by 12 and adding that amount to your monthly payment as additional principal each month, you can reduce your 30 year mortgage by more than 11 years.

What Was the Most Expensive Home Ever Sold?

Currently, the record goes to 521 Round Hill Road in luxurious Greenwich Connecticut. The property features 8 bedrooms, 8 full baths, 4 half baths, and 17,603 square feet on 40.26 acres. it sold for $49,895,000 - just shy of $50 million! If the undisclosed buyer took out a mortgage for that home, 20% down would be around $10 million, and their estimated monthly mortgage with taxes and insurance would be around $243,930!

Automate Your Monthly Payment

Did you know that you can automate your monthly mortgage payment? Set up automatic money transfers from your bank account or paycheck to go directly to your mortgage servicer. This helps eliminate the risk forgetting to pay a bill.

A Good Credit Score Can Help

Your credit score is a very important part of the mortgage puzzle. It’s always a good idea to keep an eye on your credit score.

Know What Your Loan’s APR Rate Is

Compare your annual percentage rates (APRs) when you are looking for your Lake of the Ozarks mortgage. While it’s easy to focus on the interest rate that you’ll be getting, an easily forgotten aspect is the closing costs. The APR reflects the true cost of your loan.
