Quick Tips For Understanding Your FICO Score

When the time comes to apply for a mortgage at the Lake of the Ozarks, your lender will need to determine the likelihood of you making your payments. Lenders use the FICO Score (credit score) to determine your credit risk. Today we are going to talk about how your Lake of the Ozarks mortgage lender can help you understand what this number means, and how it affects your home buying capabilities.


What is a FICO Score?

FICO Scores are the most widely used credit scores. This type of credit score was created by the Fair Isaac Corporation, which specializes in “predictive analytics.” Predictive Analytics means that they take information and analyze it to predict what is likely to happen. They also create credit scores, but FICO itself is not a credit reporting agency. They will use the information provided by Equifax, Experian, or TransUnion. In the end, the FICO Score, along with other details, will be used to assess credit risk and help your lenders determine whether or not to extend credit.

How is a FICO Score Determined

FICO Scores range from 300 to 850. In general, scores above 660 indicate good credit, while those below 620 indicate not so good credit. The score takes into account information from 5 different areas, each carrying a different weight in the equation:
Payment History - 35%
Current Level of Indebtedness - 30%
Types of Credit Used - 10%
Length of Credit History - 15%
New Credit Accounts - 10%

The importance of any one of these factors is also determined by the overall information on your credit report. For example, if you have not been using credit very long, your score will be factored differently than those with a longer credit history.

Understanding a FICO Score

One of the first things that a mortgage lender will want to know is whether or not you have paid past credit accounts on time. The next important point is how much you currently owe (your debt to income ratio). One good thing to remember is that having credit accounts and owing money on them does not necessarily mean that you are a high-risk borrower. Another aspect that plays into your FICO Score is the length of your credit history. In general, a longer credit history will increase your FICO Score. Your credit history takes into account how long your credit accounts have been established, including the age of your oldest account, the age of your newest account and an average of all your accounts. Credit history also looks at how long specific accounts have been established and how long it has been since you used certain accounts. The next step is to look at what types of credit you have, including credit cards, retail accounts, installment loans, finance company accounts, and mortgage loans. New credit accounts will also come into play. Research shows that opening several credit card accounts in a short period represents a greater risk. Collections, past-due accounts, late payments and charged off accounts have a negative impact on your score and can significantly decrease it.

Spruce Up Your Landscaping for Spring

Spring has sprung, and as the weather continues to show off with sunny days and warm weather, you may find the itch to get outdoors and spruce up your landscapes. If you plan to rent your vacation home through the Summer, having the landscaping in tip-top condition is vital. Here are a few things you can start doing now to give your landscaping the best chances of lasting through the Summer season, and also creating spaces where you can kick back and relax all Summer long.


Do: Keep a Regular Mowing Schedule

Your mower will be one of your most important landscape tools because regular mowing is critical for lawn care. This cutting schedule can range from once to several times per week, depending on how quickly the grass grows. Your grass does need to stay at a certain level to fight off drought and other lawn hazards, so it is important to not cut it too short.

If you will not be at your vacation home at the Lake of the Ozarks often enough to keep the grass mowed, you can hire a landscape team to come in and keep things taken care of.

Don’t: Let Pests Invade Your Landscape

It can be easy to ignore the Summertime pests that can take over your landscape, but they can post an actual threat to your space. From grubs to sod webworms, chinch bugs to armyworms, there are many different types of pest infestations that can cause brown patches of grass.

Do: Feed and Fertilize Your Landscape

It is important to know what types of grass you have in your landscape and make sure that it is being fertilized properly. Warm-season grass types need a nutrient boost, which can be accomplished through an extremely quick application of fertilizer. Of course, over fertilizing can also have an adverse effect on your landscaping. Too much nitrogen in fertilizer can burn the grass, especially when temperatures are high. Slow release fertilizers are a great option.

Don’t: Water During the Hot Part of the Day

It is actually useless to water during the hottest part of the day because the water will evaporate before it ever reaches the roots. The best time to water is in the early morning while the temperatures are still low. Plants can make better use of the hydration during this time.

Do: Look for Drought Tolerant Plants

Adding color to your landscaping is the best way to really make an impact. The warmer temps during a Midwest Summer can mean that looking for drought-tolerant plants can keep the color lasting longer. New annuals or perennials are an easy place to start. They are also great at conserving water and require minimal maintenance. You can line the walkways of your landscape with colorful plants, as well as add window boxes or pots on the porch. A climbing flower on a trellis can also be a great way to get attention, but also add some privacy to areas of your landscape.


Don’t: Forget to Enjoy Your Landscape

A vacation home at the Lake of the Ozarks is meant to be enjoyed. After your hard work is done, it is time to mix up a cool beverage, find a nice shade tree, and admire your work.

5 Winter Real Estate Buying Benefits

It is a common misconception that Winter is the “slow” time at the Lake of the Ozarks. While it does slow down for many businesses, because tourism is not as high October through April - that does not apply to real estate! We are finding ourselves busier than ever, as homeowners are ready to buy their vacation home at the Lake of the Ozarks. Here are a few benefits to buying real estate in the Winter.


Benefit #1: Fewer Competing Offers

While it’s true that we still have plenty of buyers looking for homes and mortgages at the Lake of the Ozarks during the Winter, you may find that there is less competition. Instead of having a bidding war with several other buyers, you may only be competing against one other person if any at all. Winter is a great time to buy a home, and if you have been thinking about buying a vacation home at the Lake of the Ozarks, now is the time to do it!

Benefit #2: Motivated Sellers

Many are still under the impression that Spring and Summer are the best times to buy and sell homes at the Lake of the Ozarks. Because of this, you may find that a seller is motivated to get their home off of the market if they are selling in the Winter. This could mean that a seller is also more comfortable with negotiating if there are not as many people trying to get the property.

Benefit #3: Expired Listings Available

The Winter months are when the expired listings market is at its largest. There is generally a great selection at this time of year. If you have been looking for a vacation home at the Lake of the Ozarks, start now, and you should not have any trouble getting it ready by Summer!

Depending on the listing, you may want to make a “subject to the sale” offer, and Winter months are generally when they get accepted the most, even with some movement on the price. Benefit #5: January is the Biggest Corporate Transfer Month

More corporate relocation moves happen during January than any other time of the year. While this may not apply to vacation homes, you just never know what is going to hit the market due to these types of changes.

5 Places to Enjoy the Fall Colors at the Lake of the Ozarks

You may have seen the news, the Lake of the Ozarks was voted the SECOND best place to enjoy the colors in the nation by USA Today. As we look outside, we are inclined to agree. The Lake area is absolutely breathtaking this time of year, and if you are lucky enough to call this beautiful place home - you are lucky enough! Of course, if you do not live at the Lake of the Ozarks, now might be the time to start looking. While visiting the area and looking for your dream vacation home at the Lake of the Ozarks, here are the top FIVE places where you can enjoy the Autumn view before the leaves fall.

The State Parks

The Lake Ozark State Park and Ha Ha Tonka State Park both provide the most spectacular views of the Autumn colors. Put on your hiking shoes and enjoy breathtaking trails through the Ozark hills. There are easy paths and more challenging hikes so you can choose the trek that works best for you. From historical sites to playgrounds for the kids, our State Parks provide a wonderful way for everyone to enjoy the colors.

From the Air

Are you looking for a unique way to appreciate the colors? Try getting a bird’s eye view and enjoying them from the air! There are companies at the Lake that provide helicopter rides over the Lake of the Ozarks. This is a beautiful time to take flight and get a truly special view of the Ozark hills in all of their glory. Check out the tour options and schedule a time that works best for you and your friends or family.

From the Water

The water provides a wonderfully beautiful way to view the beautiful Fall colors. Of course, when you are at the Lake, you can hardly pass up an opportunity to actually get out on the water. If you do not have a boat at the Lake, you may still be able to rent a boat from any number of local boat rental locations at the Lake of the Ozarks. Another option is to check in with the local cruise ship at the Lake and see if they are offering any tours. The views from the Lake are incredible, and we hope that you take the opportunity to enjoy them.

The only thing better than enjoying the beautiful Lake colors would be observing them from the table of a wonderful Lake of the Ozarks restaurant. Join us on the Bagnell Dam Strip for Lake Race 2015!

The event you've all been waiting for, the first big boating event of the season is here! Lake Race 2015 is this weekend. Join us for some family-fun at the Lake! Your Lake of the Ozarks mortgage lender is here to keep you in the know about awesome events all season long. Here's the details on this year's annual boat race:

Lake Race Schedule


Friday, June 5 
9 AM - The lower Bagnell Dam Strip area will be closed to traffic and Race Village setup will begin.
6 PM - Lake Race Street Party on Historic Bagnell Dam Strip begins. Open to the public to enjoy a family fun area, meet with the Race Teams and see the boats up close.
8:30 PM - Entertainment on the Street with The Patrick Lentz Band from Kansas City.

Saturday, June 6 
9 AM - Crane starts operating and Bagnell Dam is closed to traffic so spectators can view the race.
11:30 AM - Honorary Chairman Emeritus Dave Scott will take the ceremonious first lap of Lake Race 2015.
11:55 AM - Opening Ceremony on the Docks at Beavers at the Dam
Noon - Powerboat Racing at its best begins; 3 hours of live TV and radio coverage begins on Fox KRBK TV.
4 PM - Racing concludes and Bagnell Dam is reopened to traffic.
8 PM - Lake Race Party at Beavers at the Dam with Disco Dick and the Mirrorballs on stage.

Sunday, June 7
10 AM - Crane starts operating and Bagnell Dam is closed to traffic for spectators to view the race.
11:55 AM - National Anthem
12 Noon - Powerboat Racing Begins
4 PM - Racing concludes and Bagnell Dam is reopened to traffic.
5:30 PM - Awards Ceremony on stage at Beavers at the Dam
6 PM - Lower Bagnell Dam Strip is reopened to traffic.
