We are excited to feature our dedicated team! Team Lasson takes great pride in our hard work and community involvement. MEET OUR TEAM:

Michael & Michelle Lasson

Michael and Michelle Lasson are Senior Loan Officers at First State Bank Mortgage in Osage Beach, MO, in the beautiful Lake of the Ozarks.  They began their mortgage careers in 2001 with a small mortgage company and have worked together as Team Lasson since the beginning.

Prior to the mortgage industry, Michael worked for a publishing company where he sold advertising for 10 years. During that time, he established numerous relationships with local real estate agents, and still works with many of them today, helping their clients through the mortgage lending process. 

Michelle worked for a real estate attorney for two years and a title company/law firm for nine years.  With her extensive real estate and mortgage industry experience, Michelle knows how to make loan process as smooth as possible and assists their clients every step of the way.

Michael and Michelle united their families in 1999 and have six children between the two of them.  They are also fortunate to have nine wonderful grandchildren.  Michael and Michelle enjoy spending time with their family and going camping as much as possible.

Having struggled through an adverse experience buying their first home together, Michael and Michelle made it their goal to make the mortgage loan experience as simple as possible for their clients.  They focus on providing prompt communication with both clients and real estate partners to ensure everyone knows where they are in the mortgage loan process, with the goal of getting the borrowers into their new home as quickly as possible.

Toni Butler

Toni is the mortgage loan processor for Michael and Michelle Lasson. As a member of Team Lasson, she works closely with the loan officers to get their borrowers’ questions answered as quickly as possible.
She has been in the mortgage industry for about 30 years and has been a loan processor for 10 years. Toni really enjoys helping borrowers through the mortgage lending process and getting them into their new properties, it is very rewarding and gratifying for her.
Toni lives at the beautiful Lake of the Ozarks and just loves it! She spends her free time swimming, boating, gardening and visiting the gorgeous beaches in Florida. She has two grown children and one beautiful granddaughter that she simply adores!

Tips to Winterize your Vacation Home

It’s about time the fall temperatures have shown up! Fall at Lake of the Ozarks is a beautiful season offering fun events, cool temperatures, and gorgeous scenery. However, it also means that you could have some down time to accomplish those tasks on your to-do list for winterizing your vacation home. Here are a few things you need to remember as the months begin to loom, and how you can protect your vacation home at Lake of the Ozarks during the off-season.

Unplug Appliances

Now is a great time to clean, protect, and shut off the appliances in your vacation home. This will include fridges, washers, dryers, dishwashers, and ACs. If you are not sure how to Winterize your air conditioner, you can either do some research online or hire a company to take care of it for you.
 

Turn Off the Water

If you want to prevent water leaks and indoor flooding this Winter, you will want to turn off the water at the mainline. This is an important step and one you will not want to forget. It is not hard to turn it back on if you decide to come back to your vacation home during the Winter months.

Wrap Your Pipes

Wrapping pipes under the sink and in a basement, as well as anywhere else around your home can be a huge help. Look for wraps that are made from fiberglass, foam and foil, foam, or rubber to provide proper insulation to your pipes over the Winter. This can conserve energy and save money, but can also protect against any freezing temperatures that we may experience this Winter.

Drain the Pipes

This is incredibly important when you will not be in your home for a season. You may even want to hire a professional to come to drain your hot water heater, to clear the pipes of water, and to shut off propane or natural gas.

Clean the Gutters

After the leaves have fallen, it is a great time to clean out the gutters and downspouts. You can install downspout guards, screens, snap-in gutter screens, and mesh gutter guards to help prevent water damage from ice dams and puddles on the roof, and around your foundation.

Winterize Outside, Too!

Do not forget to drain all outside hoses, disconnect them, roll them up and store them. Cover all outdoor faucets with foam or hard plastic covers as well. The foam covers keep outdoor faucets from freezing during the colder temperatures, and the hard plastic covers can provide additional protection from the weather and small curious animals.

Outdoor Appliances

You should also disconnect the outdoor appliances, like fountains, bug zappers, and even the satellite dishes. You can secure them with plastic or store them indoors to protect against the cold weather.

Outdoor Furniture

Storing your outdoor furniture, raised garden beds, plant post, grills, tools, and other outdoor items inside is also a great precaution. If you cannot bring them indoors, you can always cover them with plastic and secure them in a wind-free location.

Find An Exterminator

Finally, this is a great time to schedule an exterminator to continue pest inspections and pest control through the Winter.

5 Tips to Pay Off your Mortgage Sooner

Purchasing a home at Lake of the Ozarks is a big investment, and most likely the most valuable asset you have because your mortgage at Lake of the Ozarks is often your largest debt. Depending on the terms of your loan, you are adding thousands of dollars more to the price of your home. The faster you can pay off your Lake of the Ozarks home loan, the more money you are going to save. Not only will you no longer have the burden of that huge monthly payment, but you will have security in owning your own home. Today's blog from your favorite Lake of the Ozarks mortgage lender offers several different ways that you can pay off your mortgage sooner!

1. Make a Larger Monthly Payment

An easy way to pay off your mortgage faster is to add a little extra to each of your monthly payments. Whether it be $10 or $100, choose what you can comfortably afford because every little bit helps. Use a mortgage calculator to see how adding just a little to your payments can save you money in the long run. When you pay extra, make sure that it is being applied to your principal and not set aside for the next month's payment. By paying down the principal, the amount that your interest is calculated on decreases. You should also check your contract before making extra payments, as some have prepayment penalties.

2. Pay Every Two Weeks

Rather than making one payment a month, consider paying biweekly. This method of payment takes advantage of the fact that there are 52 weeks in a year and only 12 months. When the year is over, you will have made 26 half payments, which is the equivalent of 13 full monthly payments. Check to see if your bank will set up a biweekly payment plan. Some will do it for free and some will charge you for it. Be sure to have the bank credit the extra payments toward the principal so you save more on interest; some banks will hold the extra payments until the end of the year and therefore, your still paying interest on that amount.

3. Apply Any Extra Cash You Get

Tax season is a great time to reduce the principal on your Lake of the Ozarks mortgage. Consider applying your next tax return towards your mortgage principal. If you receive any other larger sums of money throughout the year, maybe as a holiday bonus at work or a commission check, consider applying those amounts to your mortgage principal as well. The more you can pay upfront, the more you will save in the long haul and the faster you will be able to pay your home off.

4. Refinance Your Home

Refinancing your home at Lake of the Ozarks to either lower your interest rate or shorten the term of your loan is another great way to get your home loan paid off faster and save money. If you have an adjustable rate loan, you can refinance to get the comfort of the stability that a fixed rate loan offers. Depending on what interest rates are available, you may be able to get a 15 year loan for a little more than what you currently pay for a 30 year loan.

5. Downsize Your Home

If you are struggling to pay off your mortgage, one of the simplest solutions is to downsize. Do you really need 2 spare bedrooms or that extra office space? While having a nice big spacious house is something you've dreamed of, think about how much more enjoyable life could be without all that debt hanging over your head. If your near retirement age or approaching an "empty nest," downsizing makes the most sense. In this economy, it's great knowing that your home belongs to you instead of the bank.

Closing Costs Explained

If you have decided to purchase a new home at Lake of the Ozarks, the final step in the process is the closing. During this process, you will meet with everyone involved in the transaction, sign all the papers, and receive the keys to your new home. When you get a mortgage, you will also need to pay fees charged by lenders and third parties related to the purchase of the home. Keep reading to learn more about closing costs from your Lake of the Ozarks mortgage lender.

Understanding Closing Costs

Fees paid at the closing of a real estate transaction are called closing costs. Many home buyers don't realize how much money they will need to contribute upfront when purchasing a home. As you work with a mortgage professional at the Lake of the Ozarks to determine a budget for your home purchase, you will want to make sure to consider closing costs. When shopping for homes, you will want to mentally add in several thousand dollars to cover those costs and help you determine if that property is affordable for you. Generally, your closing costs will be anywhere from 3-5% of the loan amount.

What are Closing Costs?

There are a lot of applicable fees that go into the "closing costs." Below is a breakdown of what the closing costs typically include:
  • Loan Origination Fees - charged by the lender to pay for the evaluation & preparation of your home loan at the Lake of the Ozarks.
  • Discount Points - prepaid finance charges to "pay down" the interest rate, if you plan to stay in your home at least 5 years, these points will benefit you by saving money on interest in the long-run.
  • Credit Report Check - covers the fee for pulling your credit.
  • Inspection Fees - covers the cost to have the home inspected.
  • Appraisal Fees - covers the home appraisal, which determines the market value of the home.
  • Homeowner's Insurance - home insurance is usually mandatory and has to be in place prior to the closing.
  • Private Mortgage Insurance - depending on how much down payment you provide, you may be required to purchase PMI. The premiums are usually setup to be paid annually through an escrow account or can be paid in full at closing.
  • Attorney Fees - sometimes a buyer will want an attorney to represent them, and those fees are typically based on the cost of the home and how complicated the sale becomes.
  • Taxes - The seller will typically provide a credit to the buyer at closing for the real estate taxes for the portion of the year that they owned the property up to the closing date, then the buyer will be responsible for the full tax bill when due. If you are escrowing, your lender will require a certain number of months in the escrow account at closing based on when you close and when the taxes are due.
  • Daily Rate of Interest - this fee covers the loan interest from the closing date through the end of the first month and is paid to your lender.
  • Document Preparation & Title Fees - these are paid to the title company, and include the title search and title insurance. A recording fee is also charged by the title company to cover the cost of recording the transfer of the title at the county clerk's office.
  • Survey Costs - covers the cost of a survey on the property, which makes certain that there are no new structures added to the property since the last survey and that the property meets legal codes.

How Long Does it Take to Buy a House?

Home buying season at Lake of the Ozarks is still in full swing. If you have been considering owning a home at Lake of the Ozarks, now is the time to get started. Whether you are a seasoned home buyer, or still just learning the ropes, it can be helpful to become more familiar with the process. Here is a quick overview of how long it takes to buy a home, and how Team Lasson will do what we can to make this a quick and seamless process!

The Home Buying Process


Buying a home takes a lot of planning and preparation. To map out your home-buying timeline, here is a closer look at the steps along the way.
 

Getting Pre-approved for a Mortgage


Completing your pre-approval first can show that you are a serious homebuyer. It can also show how much you are approved to borrow. Your lenders at Lake of the Ozarks will typically ask for documentation to verify your assets, income, and credit history. During the process you will want to do a few things, like preparing a down payment, avoid taking out new loans, do not switch jobs, continue managing your monthly payments, and gathering the documents that you will need to submit.
 

Finding a Home


After you have been pre-approved for a mortgage at the Lake of the Ozarks, you can start looking for the home of your dreams. It is time to find your real estate agent who can assist you in the search for the perfect home in your price range. The house-hunting process can go quickly, or it can take some time, just depending on your tastes, the location, season, the buying competition, and available homes for sale.

Negotiating a Contract


After you have found the home you are ready to purchase, your real estate agent will help you put in an offer. Negotiations with the seller could be quick or could take some time to reach a point where are parties are in agreement. Your agent will help guide you down this path.

After your contract is accepted, it will be time to schedule a home inspection, termite inspection and any other inspections you and your real estate agent deem necessary. Check with your lender as well on inspections as some government loans may require certain inspections for that program. If anything shows up during the inspection, this could add additional time to the timeline.
 

The Closing Process 


Once the inspections have been completed, your Lake of the Ozarks lender will then move the loan into underwriting. It may be necessary to submit additional paperwork during this process, and an appraisal will also need to be checked off of the list.

After your mortgage has been approved, your lender will give you a copy of your closing disclosure at least three business days before the closing date. The will include loan details, fees, and terms, as well as what you’ll need to pay in closing costs to finalize the purchase.


The Timeline is Undetermined


As you can see, many different moving pieces make up the completion of a home purchase. In general, it can be done in as little as a month, but with other purchases, it could take a few months.
