A Look at the Home Buying Process Part 1

Buying a new property at the Lake of the Ozarks can be an exciting time, but there are inevitably going to be questions through the process. As your mortgage lenders at the Lake of the Ozarks, we look forward to being here with you through the home buying process. Here are a few things you can expect through the process, as well as a few things you can do to get prepared.


Start Early

When you realize that you want to own a new home at the Lake of the Ozarks or anywhere, one thing you can do is start researching the real estate market in your target area early. We suggest that you contact a local real estate agent to help you with your research. You can also look through different websites to see real estate listings, and then make notes of the particular homes that you are interested in.

Learn About Your Target Budget

This is where your favorite mortgage team at the Lake of the Ozarks comes into play! The best way to determine your ideal budget is by filling out an application on our website (www.YourLakeLoan.com) and we will help you with the pre-qualification process.

This step can often get missed by homebuyers, but it will save you time and even heartache by doing it now. If you can get your prequalification for a mortgage completed before hunting for a home, you will be in a much better position when you make an offer on a new property because the seller will know you are a serious buyer!

Find Your Real Estate Agent

A real estate agent is going to be another important partner when purchasing your home. They will be able to provide you with helpful information about the homes in the area, and their knowledge, negotiating skills, and familiarity with the area are going to be invaluable. If you haven’t found a real estate agent yet, Team Lasson knows some amazing agents in the area we could refer.

Start The Hunt for the Home of Your Dreams!

After you have the above steps completed, it is time to start looking for homes. It can be helpful to take a notebook so that you can remember details about the homes that you visit. You will see a lot of houses as you search, and it will be amazing how they can start to run together. You may even want to take pictures or video to help you remember details.

What You Need to Know About Financing a Second Home


If you are thinking about buying a vacation home at the Lake of the Ozarks, one of the best options can be to secure financing for it. In fact, when financing the purchase of a vacation home 45% of buyers and 47% of investor’s financed less than 70% of their purchase (according to a study by the National Association of REALTORS® Research Department). If you are considering buying a second home at the Lake of the Ozarks, here are a few reasons you should consider getting a mortgage on it.


What Financing Options Are Available?

There are two paths to take when financing a vacation home. A popular option is to take out a conventional mortgage loan on the new property. Another option is to take out a home equity loan or home equity line of credit (HELOC) on an existing property. Here are a few highlights about each home loan type:

Conventional Loans for a Vacation Home

You can apply for this type of loan with Team Lasson, and the process will be similar to paying a mortgage for a primary residence. You will need to put down an initial down payment, and then a payment plan will be initiated over a span of 10-30 years. These loans can also come with either a fixed or adjustable interest rate.

What is the biggest difference between a conventional loan for a second home and the mortgage for your primary residence? A second home loan will generally require a larger down payment (often between 10-25%). Another difference is that if you plan to use this home as an investment property and not a personal vacation home, you will need to look into investment property financing instead, which can carry a slightly higher rate and down payment.

HELOC

A home equity to finance your vacation home is the second option, with a few ways to accomplish your goal. The most popular is the HELOC, which is a line of credit that is backed by the equity you have in your home. This will count as a separate loan but usually offer variable interest rates.

If your home’s value is on the rise, you could also consider refinancing your existing mortgage into a bigger loan. Then you can spend the difference on your second property.

Vacation Home Down Payment

While there are some options for zero-down payment loans, the chances of securing them for a second home is rare. When considering that you will have to make a down payment, it is important to find ways to keep it in budget with the best terms for your situation. The National Association of REALTORS® showed that around one-fifth of buyers use equity from their main residence to finance the down payment on their second home. Labor Day Weekend Fireworks

Summer is winding down and Labor Day weekend is upon us! There's no better place to spend the long, holiday weekend than the Lake of the Ozarks. Keep reading to learn some history about Labor Day and fireworks, as well as a list of where you can watch fireworks over the lake this year.

The Labor Day Holiday


Observed on the first Monday in September, Labor Day is a holiday dedicated to the contributions and achievements of American workers. In the late 18th century, organized strikes and rallies protested the poor work conditions. In 1882, 10,000 workers took unpaid time off to march from City Hall to Union Square in New York City, which is known at the first Labor Day parade. In 1894, Labor Day finally became a federal holiday. Today, the holiday marks the end of summer. People across the country celebrate with barbecues, parades, fireworks and more.

The Labor Day parades are obviously symbolic of the strikes and marches from the Industrial Revolution period, but how did the fireworks come into play? While fireworks may have began as something to demonstrate our freedom on the 4th of July, they've evolved into a fun, family activity enjoyed at almost every summer holiday. Who doesn't love a fireworks display, especially over the glistening water?

Christmas at the Lake of the Ozarks

Christmas is finally here! The time for extravagant feasts and amazing Christmas light displays has arrived. If you'll be spending the holidays at the Lake of the Ozarks this year, be sure to check out these great Christmas events happening this weekend!

Christmas Light Displays

Christmas light displays are one of the most popular holiday traditions. Cities, churches and other area organizations have created amazing light displays that you can drive through, featuring Santa, snowmen, nativities and more! Be sure to check these out if you're in the Lake of the Ozarks this holiday weekend:
  • Enchanted Village of Lights at Laurie Fairgrounds: Open Daily from 5-9 pm (10 pm on weekends) through January 1st
  • St. Patrick's Festival of Lights at the Shrine of St. Patrick in Laurie: Open Daily from 6-10 pm through January 1st 
  • Versailles Unity Circle of Lights at the Versailles City Park: Open Daily from Dark until Midnight through January 1st 
  • Osage Beach Holiday Lights at Osage Beach City Park: Evenings through December 31st

Halloween Events at the Lake of the Ozarks

Whether you have kids that you're taking trick-or-treating or you're just dressing up for an adult party, there's plenty going on at the Lake of the Ozarks for Halloween this weekend! In today's blog, your Lake of the Ozarks mortgage lender offers the details on upcoming fall and Halloween events.

U-Pick Pumpkin Patch & Fall Attractions - Now through October 30
The Mecca Family Farm's Pumpkin Patch in Roach is open Saturday and Sunday from 10 am to 5 pm. Attractions include a corn crib, corn cannon, big slide, face painting & photo ops, petting zoo, hay rides and a maize walk.

The Haunted Holler - Now through October 31
The Haunted Holler is a quarter mile haunted trail in the woods, open Friday, Saturday and Sunday from 8 pm to midnight. Admission is $10 per person. The trail is located one mile behind Hy-Vee in Osage Beach. Recommended for children ages 6 and older. Children 12 and under must be accompanied by an adult.

Zombie Wasteland Haunted House - Now through October 29
Haunted House to benefit Kids Harbor Child Advocacy Center is open Thursday, Friday and Saturday nights. Children must be accompanied by an adult.  The haunted house is located next to Malarkey's Pub & Grill in Camdenton.

Bonfire & Hayride at The Lodge of Four Seasons - Now through November 5 
The Lodge Hayrides along the Lake and throughout the resort are happening every Saturday from 4-7 pm. Hayrides are included in the resort service fee for overnight stays or are $5 for the public. Hayrides also include s'mores, hot cocoa and mini pumpkins for the kids set around the lakeside bonfire beach location.

Hy-Vee Hollow Trick-or-Treat Maze - October 27 
Safe trick-or-treating and family fun in the Hy-Vee parking lot on Thursday, October 27 from 4-7 pm. Cost is $2 per child and all money raised from the event will be donated to Dream Factory & Wonderland Camp. 

Captain Ron's Adult Halloween Party - October 29 
The 10th Annual Adult Halloween Party at Captain Ron's is happening Saturday, October 29, featuring live music, specials, prizes and lots of ghoulish costumes. 

Halloween Bash Trick-or-Treat on the Strip- October 29 
Trick-or-Treating at the businesses along the Historic Bagnell Dam Strip from 1-4 pm and games at Luby's Plaza from 2-5 pm. There will be a pumpkin carving contest, a cake walk, 4pm costume contest and 4:30 pm pie eating contest. 

Franky & Louie's Halloween Costume Party - October 29 
Close out the season with Franky & Louie's Halloween Party starting at 9 pm on Saturday, October 29. There will be a $500 cash prize for the best costume.

Tucker's Shuckers Halloween Costume Party - October 29
Costume party at Tucker's Shuckers from 9pm - Close. There will be cash prizes for costume contest winners, as well as dueling DJs all night long! 

Kid's Halloween Spooktacular at Captain Ron's - October 30 
Bring your little ghosts & goblins to Captain Ron's to grab some loot on Sunday, October 30 from 5-6:30 pm. 

Spooktacular Trick-or-Treat - October 31
A safe, free, family-friendly trick or treating experience will be held at the Save-A-Lot parking lot in Camdenton from 6-9 pm on Monday, October 31st. Music, contests, fun and games will be held.

The 8th Annual Bagnell Dam Duck Drop

Join us at the 8th Annual Bagnell Dam Duck Drop this weekend! From the golf tournament on Friday to the fun zone and duck drop on Saturday, there's no place better to be this weekend than the Lake. Your Lake of the Ozarks mortgage lender is a proud sponsor of this great family-fun event!

Duck Drop Golf Tournament 


The 4th Annual Duck Drop Golf Tournament will take place this Friday, August 5 at The Ridge golf course. It is a 4-person scramble with a ladies flight. Registration and lunch will start at noon, with a 1:30 shotgun start for the tournament. Entry is $125 per player and includes 10 duck drop tickets, a tournament goody bag and an awards ceremony immediately following the tournament. In addition to the tournament, there will be a chance to win a new boat with the hole in one contest, and a chance to win $5,000 with the putting contest!

Duck Drop & Fun Zone 


The Family Fun Zone will be open from 10 AM to 1 PM, and the ducks will fly at noon. Bring the kids (ALL AGES) down to the Dam Bait & Campground for a family fun zone with games, dunking booth, bounce houses, martial arts and dance demonstrations, food, and lots of prizes and goodies! You can walk to the duck drop viewing area from the family fun zone and watch the ducks as they fall from a helicopter and pontoon boats into the Osage River and race to the finish line. The first duck to cross the line will win $5,000! You can purchase tickets until 11 AM at the family fun zone; they are $5 each.
