Steps to Getting a Home Loan at the Lake of the Ozarks

While purchasing a home at the Lake of the Ozarks is exciting, there are lots of things you need to do to prepare. Today's blog focuses on some of the major steps you will take to work your way through the mortgage process. Remember that your Lake of the Ozarks mortgage lender is here to help you every step of the way.

1. Improve Your Credit Score.


Your credit score is one of the most important factors when it comes to being approved for a mortgage at the Lake of the Ozarks. The better your credit score, not only the better your chances of approval, but the better rate you'll be offered as well. If your credit score is under 620, you're likely to not be approved. Take steps to improve your credit by paying down debt, paying bills on time, and cleaning up any discrepancies on your credit report.

2. Decide on a Budget.


Before starting your home shopping, you want to come up with a budget. You want to make sure you know what price range you can afford, and only look at homes in that price range. A good rule of thumb is, if you have a 20% down payment and a moderate amount of debt, keep your price range at no more than 3 to 5 times your annual household income.

3. Get a Pre-Approval.


Getting pre-approved for a mortgage goes hand in hand with creating a budget. By getting a pre-approval, you will know exactly how much you can borrow for a home. With that being said, you don't necessarily want to buy a house for the maximum amount you're approved for. You want to make sure you're personally comfortable with the monthly payment you would be making. In addition to budget, a pre-approval helps you in the buying process because it shows sellers you're serious about making a purchase.

4. Organize Your Papers.


Documentation is a huge component of applying for a home loan at the Lake of the Ozarks. Be prepared to show your pay stubs, tax returns, bank statements, etc. Your lender will need to see these documents for proof of income, assets, expenses and debts. You will also need basic documents like your driver's license and social security number to prove your identity.

5. Decide on a Loan Type.

Throughout the home loan process, you'll want to avoid doing anything that could hurt your chances of getting that mortgage. This includes changes in your credit report by making large purchases or opening new credit accounts, and quitting or changing your job to reflect new income numbers. Your lender will check all these things one more time before the closing.

8. Close the Sale.


Once you've found your dream home and the sellers have accepted your offer, you schedule the closing date. At this time, you will sign all the documents required for the transfer of ownership of the home and the documents required for the loan. At this time you'll get the keys and will be ready to start moving into your new home!

The Home Loan Process in a Nutshell

While the home financing process can seem overwhelming, it's your mortgage lender's job to ensure you get a home loan at the Lake of the Ozarks as quickly and easily as possible. As your Lake of the Ozarks mortgage lender, I'll provide you with regular updates. Anytime you need assistance, I'm just a phone call away - I'll be with you every step of the way! Let's take a look at what you can expect during the home loan process:

STEP 1: Pre-Approval


To get started, just give us a call at 573-746-7211. By providing us with some general financial information, we can determine how much you will be able to borrow. During the pre-approval process, we will also review your credit report and evaluate your debt-to-income ratio. By getting a pre-approval before you start your home search, you may have more buying power and the ability to negotiate the purchase price.

STEP 2: Application 


Once you have selected a property and have a contract with the seller, it's time to put in your loan application. This can easily be done on the First State Bank Mortgage website or just give your mortgage lender at the Lake of the Ozarks a call for assistance in filling out the application. At this time, you will need to have all your documents in order and send them in along with your application. These documents can include: pay stubs & W2's, tax returns, investment & retirement income documentation, bank statments, purchase agreement, etc.

STEP 3: Processing 


During this step, the mortgage lender will review the documentation and provide a loan package for the underwriter. At the appropriate time, we will order an appraisal for you. Keep in mind that applying for a mortgage is an ongoing process that takes into account everything you do up until the day of closing. It is very important that during this processing time, you don't make any big changes such as: incurring new debts like getting a new car or a new credit card, or making any lifestyle changes that could hinder your loan approval. Ask your mortgage lender for recommendations to ensure a quick and smooth loan closing process.

STEP 4: Loan Approval 


Now, the underwriter determines whether the information provided is acceptable to offer the applicant the loan. The underwriter will evaluate your credit, assets, debts and the property appraisal. If more information is needed, you will be contacted to supply it.

STEP 5: Funding 


Your real estate agent or the seller will designate an escrow/title company to handle the funding of your loan. This company will also handle all the other factors that make your purchase go smoothly. For example, they will check the title to make sure it is free of liens associated with any previous owners. During this step, a closing date is scheduled.

STEP 6: Closing 


The loan closing is a meeting where you will complete the paperwork to finalize the purchase of the home from the seller. You'll sign the mortgage documents and receive the deed and keys to your new home!

Mortgage Loans Made Easy with Michael Lasson

Many people find themselves overwhelmed with the home financing process, as your Lake of the Ozarks Mortgage Lender,  it is my job to ensure that you receive the best loan for your situation as quickly and easily as possible!

Here's an overview of the loan application process
  1. STEP ONE - Pre-Approval  Call me first.  Why?  By giving me some general financial information, I can help you determine how much you will be able to borrow.  Having a pre-approved mortgage loan could give you more power when you're looking for a  home and negotiating the purchase price.  I will also review your credit report and evaluate your debt-to-income ratio.  This information will allow you to make an educated choice for your future financial security.
  2. STEP TWO - Application & Processing  When you've made your decision on a home or property and have a contract with the Seller, the next step is to complete your loan application.  I try to make this process very simple by allowing you to complete this process online or in our office.  If you choose to do it online, you select "Full Application" from Apply Now drop-down menu on the left sidebar of my website and complete the application.  For those clients that are not comfortable completing their application, we will set up a time that is convenient and complete the process in our office.
  3. STEP THREE - Loan Approval, Funding & Closing Your Real Estate Agent or the Seller will designate an Escrow/Title Company to handle the funding of your loan, along with many other factors which make your purchase go smoothly.  The Loan Closing is an exciting meeting where you will complete the final paperwork to purchase the home from the seller, sign your mortgage documents and receive the deed and keys to your new home!  We will coordinate with the escrow team and you'll sign the final papers at their office.
