Spring Cleaning Your Vacation Home

There is only a short time before the lake area will start to hustle and bustle again and Summer will begin with full force. As you get the Lake itch and start making your plans for utilizing your vacation home at the Lake of the Ozarks, start by thinking about Spring cleaning. Even if you hire a company to do regular cleanings at your vacation home, it is always a good idea to take time to perform a deep cleaning. You can think of this as an investment in your property that will pay off in the long run, and a few good deep cleanings a year can also help improve the reviews left by renters. Here are a few key things you can deep clean before the busy season gets here.

Shampoo the Carpets

Carpets receive a lot of wear and tear, especially when you allow additional guests (and pets, if allowed) to stay in your Lake of the Ozarks vacation home. This is especially true for lake homes, as wet and sandy lake shoes track dirt across them. Cleaning your carpets can help lift stains and make your place smell fresh and ready for you and your visitors.

Wash the Window Treatments

It is no surprise that dust and allergens will build up in the window treatments all year round. Take down the drapes, curtains, and blinds to give them a good deep cleaning at least once per year. This is even more important for the windows in the kitchen or dining room. It is likely that there is residual cooking grease on the curtains - make sure you do proper research on getting this out of the material safely.

Remove and Clean Light Fixtures

Dirty light fixtures are one of the fastest ways for a home to look unkempt. Help your vacation home look pristine by cleaning out the light fixtures to prevent grime from building up, and replace the burnt out bulbs as you go. This will also help the rooms to look brighter and more inviting!

Clear the Vents

Now is a great time to remove the covers and clean the vents for your HVAC and bathroom exhaust systems. Clean any dust that has collected along the grates and replace filters that look old and dirty.

A clean vent will most likely go completely unnoticed by a guest, but a dirty one is likely to end up in a review at some point.

Clean out the Kitchen Cabinets and Drawers

Take some time to remove everything out of the cabinets and drawers to give them a thorough clean inside and out. Once you have everything out, you can also do an inventory check. Take an inventory of the silverware, utensils, cookware, glasses, and table settings.

Depending on how frequently your Lake of the Ozarks vacation home is occupied, you may want to do this inventory a few times a year around the peak seasons. This will ensure that you have plenty of utensils for larger groups and are not short on anything.

Move Major Appliances

Now is a great time to pull out your stove, refrigerator, washing machine, and dryer to clean behind them. While you are at it, you can scrub down all surfaces on your appliances, especially those in the kitchen. Do not forget the oven warming drawer, and you can also run an oven cleaning cycle to clean away any leftover cooking debris. Check into having your dryer vent completely cleaned out by a professional as this will help keep that appliance running longer and avoid the possibility of it starting a house fire.

Tackle the Time Consuming Bathroom Tasks

If you hire a cleaning service to come in routinely, they will get the basics like wiping down the toilet, shower, and mirrors - as well as replenishing the supplies. However, sometimes bathrooms have some unique cleaning requirements that do not get taken care of regularly. One example would be a jacuzzi tub. It is always a good idea to deep clean the jetted components by removing them and soaking them. You can also run a cleaning cycle through the lines. This is not just a great way to detail clean your tub, but also help reduce the need for more expensive maintenance down the road.

Clean the Nooks and Crannies

Finally, inspect every last inch of your lake home for dirt and dust. Look over the closet shelves, vaulted ceilings, and those hard to reach corners where the dust bunnies collect. A deep cleaning can take anywhere from 2-4 days, so plan accordingly next time you plan on coming out to stay in your home!

5 Things to Think About When Buying a Vacation Home

The days are getting longer, the temperatures are going to start warming up, and before you know it - Summer will be here! As you start making preparations for your summer vacation at the Lake of the Ozarks, have you considered purchasing a vacation home? A study was done that showed of all people who own two homes in the Midwest, 40% own a home at the Lake of the Ozarks. This wonderful vacation destination of the Midwest is a great place to own a second home, and NOW is a great time to buy.

The first thing you want to do is get pre-approved with your Lake of the Ozarks mortgage lender, and after that, you will start looking for the perfect home. Here are a few things to keep in mind as you start touring homes and looking for the best luxury home at the Lake of the Ozarks.

Your Lake Location

The Lake area is made up of several different cities, and each one offers different advantages depending on what your priorities are. Before looking for a home, it can be helpful to become familiar with the regions around the Lake and determine which ones you want to look for homes in. Here are the areas you have to choose from:

  • Versailles
  • Osage Beach
  • Lake Ozark
  • Camdenton
  • Eldon
  • Sunrise Beach
  • Laurie
  • Gravois Mills

Consider Floor Plan & Room Sizes

Think about your purpose behind the house. Will you be using it as a private getaway for just a few people, or are you planning on hosting fun elaborate get-togethers with many different groups of people? Obviously, this plays a role in the size of home you get, but it can also impact the layout and room total you need to choose. You can also think about how your lifestyle will affect your room choices. Do you want to have a room dedicated to coming in from the Lake? Or maybe you need a bigger garage to house your ATVs or boat.

While it's true that you can knock out walls, add on rooms, and customize spaces, it would be easier if you could find what you are looking for without having to start construction immediately after purchase.

Yard Size, Shape, and Features

What do you want from your yard? This is an aspect of your home that you generally can’t change quickly or easily, and you can't grow it without buying surrounding property. Are you wanting to install an in-ground pool in the next few years? Do you want to have plenty of space for your fur babies to run around? Take a look around the yard, ask questions about property lines, and make sure that there would be enough space to do what you’ve been dreaming of.

Think About Available Amenities

Many of the Home Associations around the Lake of the Ozarks offer amenities that make living in that community even better. This can include playgrounds, pools, gyms, meeting rooms you can use, and more. Having these amenities can be perfect for a vacation home, so take a look at the different items that each community offers.

Plan for Your Vacation Lifestyle

Finally, think about what you want to do, what you want to be close to, and how you want to enjoy your vacation home at the Lake of the Ozarks. If you and your family live for the Lake life, you will probably want easy access to the water, a dock or boat slip, and a place to store your boat over the winter. If you focus on relaxed family time outdoors, you may want to look for a home with a huge deck, plenty of yard space for games and activities, or even an elaborate outdoor grilling station.

Time To Buy

There is still time to get your vacation home at the Lake of the Ozarks, and now is a great time to buy. If you are ready to get started, the first step is to get your pre-approval competed, and that’s where Team Lasson comes in. Visit our website to get started, or give us a call. Enjoy the Show!

From interactive demos to educational seminars, there are all sorts of fun things happening at the boat show. Take time to sit back and enjoy it while taking advantage of everything the exhibitors have to offer. Boat shows are not just about the boats, but about learning more about the boating community, expanding your knowledge of the Lake of the Ozarks, and maybe even finding some new toys and tools. If you can only go on the weekend, you will still have a wonderful time and be able to take advantage of great deals and speak to some incredible dealers, but if you have the chance to come on the weekday - you will not regret it!

Look for Upgrades

Boat shows are often a great time to take advantage of technology companies releasing new products. If you are looking for an upgrade to the electronics and accessories for your boat, this weekend could be the prime time for you to find them. 7 Questions To Ask Your Mortgage Lender

Whether this is your first home purchase at the Lake of the Ozarks, or you’re financing a vacation home at the Lake of the Ozarks - we know you will have questions, and we look forward to answering them. Here are a few popular questions, with answers to get you started. Do you have more questions? We would love to chat with you!

#1. Which mortgage type is best for me?

This question can only be answered after we have some basic information about your finances. Team Lasson can help you evaluate which is better for you. We can talk to you about the pros and cons of different types of mortgages.

#2. How much down payment will I need?

By putting a minimum of 20% down, you can avoid Private Mortgage Insurance, but there are several choices and options available for many buyers. Some qualified buyers can find mortgages for as little as 3% down while others may be able to secure a mortgage with zero down. Second Home purchases will typically require a minimum of 10% for down payment.

#3. What will my interest rate be?

While this may differ between lenders a bit, you are going to find that there is a ballpark interest rate that you will qualify for as an individual. Team Lasson can help you find your interest rate after taking a look at your finances, as well as figuring the type of Lake of the Ozarks mortgage that you will be getting.

#4. Will I have to pay mortgage insurance?

If you will be putting less than 20% down, the answer is most likely yes. Your next question should be to ask what types of options are out there or what you can do to eliminate the need for it. Most likely, the answer will be to make a bigger down payment or look into other loan programs that you could qualify for.

#5. What is my monthly payment going to be?

This is an important question, whether this is your first and only mortgage, but it may feel even more important if you will be getting a second home mortgage at the Lake of the Ozarks. We can easily figure up your monthly payment after we know what your interest rate will be. Another question that is important to ask is if there are any prepayment penalties if you pay the mortgage off early.

#6. What other costs will I pay at closing?

At closing, there are generally other costs involved than just your down payment. These can include the costs for an appraisal, title company fees, property taxes, home owner’s insurance, and other closing costs. These costs will be paid at the time of the loan signing.

#7. How - and how often will I be updated on my loan’s progress?

While the biggest part of the work around your loan will happen at the beginning, getting updated about the progress of your loan is also important. Team Lasson will send you updated status reports throughout the process and you will also be able to access your loan online and check the status any time you want.
