Closing Costs Explained

If you have decided to purchase a new home at Lake of the Ozarks, the final step in the process is the closing. During this process, you will meet with everyone involved in the transaction, sign all the papers, and receive the keys to your new home. When you get a mortgage, you will also need to pay fees charged by lenders and third parties related to the purchase of the home. Keep reading to learn more about closing costs from your Lake of the Ozarks mortgage lender.

Understanding Closing Costs

Fees paid at the closing of a real estate transaction are called closing costs. Many home buyers don't realize how much money they will need to contribute upfront when purchasing a home. As you work with a mortgage professional at the Lake of the Ozarks to determine a budget for your home purchase, you will want to make sure to consider closing costs. When shopping for homes, you will want to mentally add in several thousand dollars to cover those costs and help you determine if that property is affordable for you. Generally, your closing costs will be anywhere from 3-5% of the loan amount.

What are Closing Costs?

There are a lot of applicable fees that go into the "closing costs." Below is a breakdown of what the closing costs typically include:
  • Loan Origination Fees - charged by the lender to pay for the evaluation & preparation of your home loan at the Lake of the Ozarks.
  • Discount Points - prepaid finance charges to "pay down" the interest rate, if you plan to stay in your home at least 5 years, these points will benefit you by saving money on interest in the long-run.
  • Credit Report Check - covers the fee for pulling your credit.
  • Inspection Fees - covers the cost to have the home inspected.
  • Appraisal Fees - covers the home appraisal, which determines the market value of the home.
  • Homeowner's Insurance - home insurance is usually mandatory and has to be in place prior to the closing.
  • Private Mortgage Insurance - depending on how much down payment you provide, you may be required to purchase PMI. The premiums are usually setup to be paid annually through an escrow account or can be paid in full at closing.
  • Attorney Fees - sometimes a buyer will want an attorney to represent them, and those fees are typically based on the cost of the home and how complicated the sale becomes.
  • Taxes - The seller will typically provide a credit to the buyer at closing for the real estate taxes for the portion of the year that they owned the property up to the closing date, then the buyer will be responsible for the full tax bill when due. If you are escrowing, your lender will require a certain number of months in the escrow account at closing based on when you close and when the taxes are due.
  • Daily Rate of Interest - this fee covers the loan interest from the closing date through the end of the first month and is paid to your lender.
  • Document Preparation & Title Fees - these are paid to the title company, and include the title search and title insurance. A recording fee is also charged by the title company to cover the cost of recording the transfer of the title at the county clerk's office.
  • Survey Costs - covers the cost of a survey on the property, which makes certain that there are no new structures added to the property since the last survey and that the property meets legal codes.

5 Ways to Enjoy Fall at Lake of the Ozarks

Summer may be the most popular season at Lake of the Ozarks, but Fall at the Lake will really catch you by surprise. The first day of Fall is one week away, so get ready for the Fall colors to come our way. All of those dreams about pumpkin pie, hot apple cider, bonfires, and hayrides will be here before you know it. If you have not been around for a Lake of the Ozarks Fall, you may find that you love it even more than Summer with all of the beauty and appeal that is there to be appreciated! 1. Fall foliage

The colors at Lake of the Ozarks are breathtaking. With 1,150 miles of shoreline, Lake of the Ozarks offers boaters some of the best fall foliage viewing opportunities in the Midwest, and arguably, the nation. Those rolling Ozark hills are painted in beautiful shades of yellow, red, and orange. The Fall Harbor Hop signals the unofficial end to the boating season at Lake of the Ozarks. For many, the Fall Harbor Hop is their last hurrah. The 36th Annual Fall Harbor Hop is on October 9, 2021. This is a great event to visit over 40 participating locations on the water to collect your poker hand and qualify for a big win.

3. Sense of Community

The Fall season brings out the sense of community at the Lake of the Ozarks. With school starting back up a whole new calendar of events begins. Local sporting events, school fundraisers, and other community activities are all great ways for the area to band together and celebrate the incredible place we live. 5 Ways to Save For a Down Payment

Saving for your first home can be a challenge. Not only do you need enough money for a decent down payment, but you will want to have a sizable amount in your savings account for emergencies as well. Today's blog from your Lake of the Ozarks mortgage lender provides some helpful ways to make sure you have enough money when it’s time to get your mortgage.

1. Reduce Your Utility Bills.


While it may not seem like a lot to save a few dollars each month on your utility bills, those numbers add up over time. Make sure you turn off lights when you leave a room, and do not leave the water running while you are brushing your teeth. Set your thermostat just a few degrees higher during the summer and a few degrees lower in the winter to save on your electric bill. You can also adjust that thermostat while you are gone for the day to save even more. Think about all your bills to see how you might be able to trim those expenses, even just a little.

2. Cut Back on Grocery Expenses.


If you are like most Americans, you walk into the grocery store and make several impulse buys. Something looks great, but then you end up with a cart full of junk food and nothing that really goes together. Plus, if you buy too much perishable food, you could end up throwing stuff away because you cannot eat it all before it goes bad. To cut back on grocery waste and impulse buys, plan your meals before heading to the store. Make a list of what you need to get and try to stick to that list. You grab a meal here or there, grab some drinks with friends after work, and those small purchases can really add up as the month goes on. While it may seem easier to avoid cooking and just grab something quick from a restaurant, those habits are cutting into your home buying fund.

5. Decrease Your Gasoline Usage.


The cost of gasoline is another monthly expense that you will want to keep an eye on. To decrease your gasoline usage, try shopping online to cut down on the number of trips you make to the store. If that's not the best option for you, try to group your errands together. Instead of just making a trip here and there when you think about needing something, carve some time out of your day to stop at multiple stores in the same trip. You will also want to pay attention to gas prices. Look for a place on your route with the lowest price. The Gas Buddy app is a great way to compare gas prices at the stations near you. Some grocery stores even have fuel saver programs that help you save on gas when you purchase everyday items at their store.
