Advantages of Buying a Vacation Home

There are a lot of second homeowners at the Lake of the Ozarks. In fact, of all people who own two homes in the Midwest, 40% own one of them at the Lake of the Ozarks! There are many reasons to own a vacation home at the Lake of the Ozarks, so we’re going to cover some of the most popular reasons, as well as some other great benefits for buying a Lake of the Ozarks vacation home.


Why Are Vacation Homes Being Purchased?

The National Association of Realtors (NAR) Investment and Vacation Home Buyer’s Survey from 2017 showed that there are three primary reasons people buy vacation homes.

42% said it was to provide a base for personal vacations and family retreats
18% showed that they wanted to create a home that would become their main residence after retirement.
12% stated that the home was priced competitively and they couldn’t resist.

Where are Vacation Homes Being Purchased?

The study above also noted where vacation homes were being purchased in comparison to where the primary residence was located. The most popular distance was 200 miles. Of course, there were 13% who lived less than 50 miles from their vacation home, while 21% lived 1,000 miles away or more.

The favorite locations for vacation homes were:
Beach - 36%
Lakefront - 21%
Country - 20%
Mountain - 14%
Ranch - 7%
Other - 3%

Spruce Up Your Landscaping for Spring

Spring has sprung, and as the weather continues to show off with sunny days and warm weather, you may find the itch to get outdoors and spruce up your landscapes. If you plan to rent your vacation home through the Summer, having the landscaping in tip-top condition is vital. Here are a few things you can start doing now to give your landscaping the best chances of lasting through the Summer season, and also creating spaces where you can kick back and relax all Summer long.


Do: Keep a Regular Mowing Schedule

Your mower will be one of your most important landscape tools because regular mowing is critical for lawn care. This cutting schedule can range from once to several times per week, depending on how quickly the grass grows. Your grass does need to stay at a certain level to fight off drought and other lawn hazards, so it is important to not cut it too short.

If you will not be at your vacation home at the Lake of the Ozarks often enough to keep the grass mowed, you can hire a landscape team to come in and keep things taken care of.

Don’t: Let Pests Invade Your Landscape

It can be easy to ignore the Summertime pests that can take over your landscape, but they can post an actual threat to your space. From grubs to sod webworms, chinch bugs to armyworms, there are many different types of pest infestations that can cause brown patches of grass.

Do: Feed and Fertilize Your Landscape

It is important to know what types of grass you have in your landscape and make sure that it is being fertilized properly. Warm-season grass types need a nutrient boost, which can be accomplished through an extremely quick application of fertilizer. Of course, over fertilizing can also have an adverse effect on your landscaping. Too much nitrogen in fertilizer can burn the grass, especially when temperatures are high. Slow release fertilizers are a great option.

Don’t: Water During the Hot Part of the Day

It is actually useless to water during the hottest part of the day because the water will evaporate before it ever reaches the roots. The best time to water is in the early morning while the temperatures are still low. Plants can make better use of the hydration during this time.

Do: Look for Drought Tolerant Plants

Adding color to your landscaping is the best way to really make an impact. The warmer temps during a Midwest Summer can mean that looking for drought-tolerant plants can keep the color lasting longer. New annuals or perennials are an easy place to start. They are also great at conserving water and require minimal maintenance. You can line the walkways of your landscape with colorful plants, as well as add window boxes or pots on the porch. A climbing flower on a trellis can also be a great way to get attention, but also add some privacy to areas of your landscape.


Don’t: Forget to Enjoy Your Landscape

Golfers Day at the Lake of the Ozarks

Golfers Day is on April 10th, and it seemed like the perfect opportunity to showcase some of the beautiful golf courses at the Lake of the Ozarks. The Lake area is often referred to as the premier golf destination in the Midwest, and for good reason. There is something truly incredible about playing on a course that was designed by Arnold Palmer, Tom Weiskopf, Fred Farley, Ken Kavanaugh, Robert Trent Jones Sr., Jack Nicklaus, or Von Hagge/Devlin. Of course, the natural beauty of the Lake area is also an added benefit. There are many courses at the Lake that are carved out of rock bluffs and forests, as well as sitting on the glistening shores of the Lake of the Ozarks. Bear Creek Valley Golf Club

Bear Creek Valley Golf Club is a par 72, 6796-yard layout. The course meanders through 250 acres of colorful Ozark forest, meadows and scenic valleys along "Little Bear Creek”.

Container Gardens for Garden Month

April is Garden Month, and now is a great time to try out your green thumb and grow a few things. While there are many homeowners at the Lake of the Ozarks who own primary residences, there are also a large number of homeowners who own vacation homes at the Lake of the Ozarks. It may be hard to try your hand at a garden if you only come back on the weekends, so we have a few fun suggestions for trying out container gardens, as well as some long lasting plants that will make it between your visits.



Basil
This flavorful herb is easily grown indoors or out, and on the plus side, you can use it to cook with! These plants need direct sunlight at some point throughout the day, so if you decide to keep it indoors, you will want to place it by a window. You may also want to keep them outdoors when you are away from your vacation home at the Lake of the Ozarks so that it can get water and sun while you are not there to take care of it.

Aloe
This could be an excellent plant to keep on hand at a lake home! The large leaves can provide soothing gel for cuts and burns, plus it is a very forgiving houseplant. Allow the plant’s soil to dry completely in between waterings. This could vary depending on the humidity in your home, but it could mean watering it as little as every two to three weeks!

Snake Plant
This is also known as a ribbon plant and is a succulent with thick, waxy leaves. It loves to live in a pot, and thrives on being ignored - making this the perfect plant for your vacation home! It can add beautiful splashes of green without requiring a lot of care.

Bromeliads
This bright foliage loves plenty of bright light, so place near a big lakefront window where the afternoon sun will shine on it. With enough light, it will produce pretty flowers.

Jade
Jade is a low-maintenance succulent houseplant.

Pothos
This plant is a member of the philodendron family and is a fast-growing plant. It has striking and variegated leaves and is quite low maintenance.

Rabbit’s Ear
This is a moderately fast-growing plant and has hairy leaves that help prevent against water loss due to evaporation.

Rubber Plant
There is a reason you find these to be common houseplants.

Dieffenbachia
This is also known as Dumb Cane, and it has dramatic large leaves in many variegated forms which makes this a beautiful indoor plant. You can prune it to keep it from getting “leggy” but it is relatively maintenance free other than that!

Philodendron
This beautiful plant has heart-shaped leaves and is a fast-growing houseplant. The deep green leaves will look beautiful in your home, and better yet, they do not require a lot of maintenance!

Spider Plant
The spider plant is an extremely easy plant to grow. It also produces smaller plantlets that can be rooted in potting soil and start a whole new plant!

Cactus
This should come as no surprise, many cacti and succulents thrive in warm, sunny environments, and do not require high maintenance when it comes to watering.

Air Plants (Tillandsia)
Air plants are epiphytes, which means that they can grow without soil. This makes Tillandsia one of the easiest indoor plants to grow. Just mist your plants once a week or so to keep them nice and healthy.

Spring Cleaning Your Vacation Home

There is only a short time before the lake area will start to hustle and bustle again and Summer will begin with full force. As you get the Lake itch and start making your plans for utilizing your vacation home at the Lake of the Ozarks, start by thinking about Spring cleaning. Even if you hire a company to do regular cleanings at your vacation home, it is always a good idea to take time to perform a deep cleaning. You can think of this as an investment in your property that will pay off in the long run, and a few good deep cleanings a year can also help improve the reviews left by renters. Here are a few key things you can deep clean before the busy season gets here.


Shampoo the Carpets

Carpets receive a lot of wear and tear, especially when you allow additional guests (and pets, if allowed) to stay in your Lake of the Ozarks vacation home. This is especially true for lake homes, as wet and sandy lake shoes track dirt across them. Cleaning your carpets can help lift stains and make your place smell fresh and ready for you and your visitors.

Wash the Window Treatments

It is no surprise that dust and allergens will build up in the window treatments all year round. Take down the drapes, curtains, and blinds to give them a good deep cleaning at least once per year. This is even more important for the windows in the kitchen or dining room. It is likely that there is residual cooking grease on the curtains - make sure you do proper research on getting this out of the material safely.

Remove and Clean Light Fixtures

Dirty light fixtures are one of the fastest ways for a home to look unkempt. Help your vacation home look pristine by cleaning out the light fixtures to prevent grime from building up, and replace the burnt out bulbs as you go. This will also help the rooms to look brighter and more inviting!

Clear the Vents

Now is a great time to remove the covers and clean the vents for your HVAC and bathroom exhaust systems. Clean any dust that has collected along the grates and replace filters that look old and dirty.

A clean vent will most likely go completely unnoticed by a guest, but a dirty one is likely to end up in a review at some point.

Clean out the Kitchen Cabinets and Drawers

Take some time to remove everything out of the cabinets and drawers to give them a thorough clean inside and out. Once you have everything out, you can also do an inventory check. Take an inventory of the silverware, utensils, cookware, glasses, and table settings.

Depending on how frequently your Lake of the Ozarks vacation home is occupied, you may want to do this inventory a few times a year around the peak seasons. This will ensure that you have plenty of utensils for larger groups and are not short on anything.

Move Major Appliances

Now is a great time to pull out your stove, refrigerator, washing machine, and dryer to clean behind them. While you are at it, you can scrub down all surfaces on your appliances, especially those in the kitchen. Do not forget the oven warming drawer, and you can also run an oven cleaning cycle to clean away any leftover cooking debris. Check into having your dryer vent completely cleaned out by a professional as this will help keep that appliance running longer and avoid the possibility of it starting a house fire.

Tackle the Time Consuming Bathroom Tasks

If you hire a cleaning service to come in routinely, they will get the basics like wiping down the toilet, shower, and mirrors - as well as replenishing the supplies. However, sometimes bathrooms have some unique cleaning requirements that do not get taken care of regularly. One example would be a jacuzzi tub. It is always a good idea to deep clean the jetted components by removing them and soaking them. You can also run a cleaning cycle through the lines. This is not just a great way to detail clean your tub, but also help reduce the need for more expensive maintenance down the road.

Clean the Nooks and Crannies

Finally, inspect every last inch of your lake home for dirt and dust. Look over the closet shelves, vaulted ceilings, and those hard to reach corners where the dust bunnies collect. A deep cleaning can take anywhere from 2-4 days, so plan accordingly next time you plan on coming out to stay in your home!
